It is a common myth that a buyer or seller of real property will pay less closing costs using a title company rather than a Real Estate Attorney to handle their closing needs. Our clients find that our rates are the same as title company rates, and we provide the advantage of having a Real Estate Attorney involved in the transaction from start to finish. All buyers and sellers should be well advised that a closing agent is a closing facilitator and is not the legal representative of the buyer or the seller. While this fact may be disclosed at the closing table, it is often too late for a party to a transaction to obtain their own legal representation for fear of delaying the closing. When providing closing services only, we are diligent to disclose this information early in the process so that each of the parties understand our role in the transaction.
