Real Estate Matters: Real Estate and Real Property law covers a wide range of issues and it is our job to guide our clients through the process of buying, selling, developing or using real property. The use and enjoyment of real property can be limited by easements, encumbrances and deed restrictions that are found through a thorough title search and examination of the property. Local, State, Regional or Federal regulations may also limit the land uses permitted on real property. Improved real estate presents issues that are different from vacant real estate, and a well-drafted purchase contract will assure that both the buyer and seller are adequately protected. The Mount Dora Office of Leslie Campione, Attorney at Law, can assist you with any legal matters related to real property.

Land Use & Zoning: Leslie Campione is one of a few attorneys in Lake County that handle land use and zoning cases and governmental law. She has practiced in the area of "land use and zoning" for over seventeen years, and has also served in the capacity of City Attorney for three separate municipalities since 1995 and is currently the City Attorney for the City of Umatilla in Lake County. Leslie Campione is familiar with all aspects of land use law including local land development regulations, comprehensive planning documents and State and Federal regulations that affect real property use and development.

Real Estate Closings and Title Insurance: The Mount Dora Office of Leslie Campione, Attorney at Law, is equipped to handle all aspects of the real estate closing process and is a title insurance agent with Attorney's Title Insurance Fund (also referred to in the real estate industry as "The Fund"). Leslie Campione and her staff have a combined experience of sixty years in the field of real estate closings and title insurance. The firm is able to handle "mail away" for buyers outside of Florida or outside of the United States through email and wire transfers, and can assist with coordinating inspections prior to closing or reviewing land use aspects of a property on behalf of buyers outside of the area. Our closing fees and title insurance premiums are consistent with those fees charged by "title companies" and we are able to provide the added benefit of having an Attorney involved in the transaction from start to finish.

Due Diligence Related to Real Estate Contracts and Development: Most commercial contracts contain a due diligence or inspection period for the purpose of ascertaining whether a site can be used for a particular use and determining whether there are particular features that effect the development of the site such as environmental restrictions, endangered species or habitat, soils, and floodplain issues. In addition, it is important to research prior uses of the property to assure that the site does not contain hazardous materials or potential contamination. Leslie Campione is well-versed in tracking down these types of issues and assisting with development applications that may be required as a contingency of the contract.
