A landowner's proposed use of a particular tract often impacts two different groups: first, adjacent landowners or residents that may experience the direct physical impacts of the type or density of the land use, and second, the community at large that may experience a direct or indirect financial impact in the form of increased or decreased taxes and greater demands on public services. Promote economic prosperity by facilitating commercial uses in appropriate locations within close proximity to the customer base; -
Assure environmental protection and efficient site utilization; -
Offer a wide variety of housing types and products for various income groups; -
Facilitate industrial uses while effectively mitigating off-site impacts; -
Assure coordination between all agencies that provide public services, utilities and schools; -
Facilitate the public acquisition of land for parks, conservation, active and passive recreation, and historic and archeological preservation; and -
